As winter settles in and temperatures drop, the Moray region is buzzing with planning activity. This week, several proposals have emerged that could significantly alter the local landscape, from residential developments to retail enhancements.
New homes at the former Buckie police station
One of the most notable developments is the transformation of the former Buckie police station site into residential housing. Following the demolition of the old building in 2023, Elgin-based contractor Billy Miller has cleared the area, paving the way for new construction.
Milne Property Developments Limited has received the green light to build five three-bedroom homes, with planning permission granted in July. The approved building warrant indicates that the project will cost approximately £562,657.80.
The new homes will be designed around a central courtyard, featuring a single vehicular access point onto Police Lane. Each residence will boast a sun lounge, private garden, and two parking spaces, including one designated for disabled access. This initiative not only revitalizes a previously unused site but also addresses the growing demand for housing in the area.
Renovations at local stores
In addition to residential projects, local businesses are also looking to enhance their offerings. Businessman Arul Palaniappan has proposed significant changes to the Family Shopper convenience store in New Elgin. The renovations include the creation of a beer cave and a soft drinks cave, along with alterations to the store’s frontage and signage. The estimated cost for this project is around £70,000, with S Reid Design representing him throughout the process.
Meanwhile, Tesco is planning to invest £10,000 in their Elgin store, aiming to install additional self-service checkouts. These enhancements are part of a broader strategy to improve customer experience and streamline operations in response to increasing demand.
Controversial apartment developments
Another significant proposal involves the transformation of Commerce House on South Street into 28 new apartments, including 18 luxury flats and six serviced apartments. The plans also include replacing the existing flat roof with a Mansard roof to accommodate four penthouse apartments, complete with roof balconies. A basement gym facility for residents is also part of the vision.
However, this proposal has sparked concerns among local residents regarding privacy and the aesthetic impact of the new structure. Neighbors have voiced their worries that the additional storey could overshadow nearby homes and disrupt the character of the area, particularly in relation to adjacent listed buildings. While many support the conversion of the property into flats, the proposed height increase remains contentious.
