The Emonika project, featuring shopping centre, apartments, two hotels and offices is set to redefine the city’s skyline and the concept of modern office spaces in Ljubljana.

The South Office Tower will become Slovenia’s tallest office building offering 20,000 sqm of modern, flexible office space and the Emonika North will offer additional 15,000 sqm of office space. Designed with a focus on sustainability, flexibility, and the well-being of its occupants, Emonika offices will become a symbol of modern business excellence.

Emonika South will offer great flexibility and will be able to be divided into smaller offices. The average typical floor plate will be approximately 920 sqm net leasable area. These floors can be leased whole or divided into 2 smaller units. The average floor plate at Emonika North will be between 1,300 sqm and 1,500 sqm together with 150 sqm dedicated to common area space. It will offer the possibility of division according to tenants’ needs, in line with the building’s technical specifications.

Energy efficiency and smart elevator systems

Both office buildings will feature state-of-the-art energy-efficient systems, reducing energy consumption and lowering operational costs for tenants, which not only will benefit the environment, but also result in significant cost savings for the tenants. Emonika will feature ice banks, geothermal heating, and cooling systems, with an addition of an energy storage system, which will charge at night, helping to cut energy consumptions at peak times. The office spaces will also be equipped with a high-class building management system, ensuring energy efficient operations of the building, helping to lower utility costs. The office design also maximises natural light, reducing the need for artificial lighting and enhancing the working environment. The buildings will also feature smart elevator systems, with energy recovery system capabilities.

Sustainability at the core of Emonika Centre

Sustainability is one of key elements of the Emonika Centre, as well as the Emonika North and South office buildings. It is integrated in the design, as well in the construction and the actual operation of the complex, using eco-friendly materials, incorporation of green spaces, and energy efficient systems. The Emonika Centre will also be recognised for its sustainability efforts with the BREEAM certificate, which ensures that all aspects, from materials to energy use, meets high environmental standards.

The Emonika project will be the first mixed-use certified project to be developed in Ljubljana and a groundbreaking development that sets a new standard for office spaces in Ljubljana. With its focus on sustainability, energy efficiency, and occupant well-being, it will offer a modern, flexible workspace environment that meets the demands of today’s forward-thinking businesses.
